For residential contract rules, the Board interprets "repair" to include replacing or doing routine maintenance on mechanical equipment in a completed single-family home, such as heating and air-conditioning equipment, plumbing fixtures, chimneys, garage doors and garage door openers (NAC 624.013). For jobs that are only repairs to existing work, plans, scale drawings and equipment lists are not required in the contract (NRS 624.970). (source: Nevada Legislature)
- Since October 1, 2023, a contract between a licensed contractor and the owner of a single-family home they live in, for construction, remodeling, repair or improvement, must be in writing with set contents (NRS 624.970).
- It must show the contractor's name, address, license number and license limit, a description of the work, the estimated completion date and the total price including taxes.
- The down payment or deposit may not exceed $1,000 or 10 percent of the contract price, whichever is less, unless the contractor has filed a $100,000 consumer protection bond with the Board or has Board relief. A contract that breaks the deposit rule is voidable by the owner.
- Changes in scope or price must be agreed in writing as a change order.
- Progress payments may not exceed 100 percent of the value of work done, unless the contractor has a payment and performance bond included in the price.
- You must get a legible copy of everything you sign and a signed receipt for any money paid, and the contractor must get all needed permits.
